Principal Elements Building Survey
A detailed inspection of all accessible parts of the elements listed below will be carried out and a report will describe the form of construction and draw attention to the defects in design, construction or condition and diagnose the cause and suggest remedies. A budget estimate of necessary remedial repairs is included. Accessible parts shall include all void spaces to which proper formal trapped access is available of a size sufficient to accommodate entry. Lifting of floorboards will be undertaken in respect of previously loosened or easily lifted boards only.
The elements to be included in our inspection are:
- Internal and External Walls (but excluding finishes and decorations)
- The Roof Internally and Externally including Insulation Levels
- Chimneys and Flues Externally
- Gutters and Downpipes
- Drainage - visual inspection at manholes
- Floors and Staircases
- Flashings and other Lead/Cement Work
- Damp Proof Course and Sub-Floor Ventilation
- Retaining Walls if directly related to the building
The extent of inspection of accessible parts will be within the restrictions imposed by any occupier at the time of the survey. In particular, fitted carpets and floor coverings will not be lifted unless the client has previously undertaken to meet the costs of refitting. Heavy or fitted furniture/equipment will not be moved. External inspection will be carried out without the use of long ladders. However wherever access is possible to lower flat roofs etc., these will be inspected. The Surveyor cannot report that areas which are unseen or inaccessible at the time of inspection are free from defect, infestation or rot, and therefore such areas, whether or not specifically referred to in the body of the report, are excluded from the scope of the survey. Our inspection will NOT include the following elements:
- All Services - Hot/Cold Water, Plumbing, Heating, Gas/Electrical Installations, Above Ground Drainage.
- Internal/External Decorations
- Joinery, Windows, Doors, Skirtings, Cupboards, Kitchen Fittings
- All Fittings including Sanitary Fittings, Fires, Radiators, Tanks etc.
- All Detached Outbuildings, Fences, Walls, Garden Areas, Drives, Hardstandings etc.
Comprehensive Building Survey​
This survey is a comprehensive report on the condition of the property at the time the inspection is made and is suitable for all types of property of all ages. All accessible parts of the building will be visually inspected and the report will describe the construction of the various elements and draw attention to defects in design, construction or condition, diagnose the cause and suggest remedies. A budget estimate of necessary remedial repairs is included. Accessible parts shall include void spaces, to which proper trapped access is available of sufficient size. Lifting of floorboards will be undertaken in respect of previously loosened or easily lifted boards only. The extent of inspection of accessible parts will be within the restrictions imposed by any occupier at the time of the survey. The survey will extend to boundary walls, fencing and other external works. External inspection will be carried out without the use of long ladders. However wherever access is possible to lower flat roofs etc., these will be inspected.
Electrical, plumbing and drainage services will be visually inspected and items such as taps, stopcocks etc. will be tested if possible. Manholes will be inspected and where necessary advice on the necessity for further inspection by specialists will be given. The Surveyor cannot report that areas which are unseen or inaccessible at the time of inspection are free from defect, infestation or rot, and therefore such areas, whether or not specifically referred to in the body of the report, are excluded from the scope of the survey.
